No other province in Thailand has seen a real estate boom like Phuket in 2024. In just the first half of the year, new projects have been launched. All projects are worth a staggering 72.3 billion baht. In particular, the condominium market has expanded by 10-15%, especially in tourist areas.

However, amidst this red ocean, a hidden gem has emerged: Thalang District. Although, this district boasts a wealth of amenities but experiences a supply shortage to meet the demand of genuine homebuyers. Thus, “Arise Vibe (Phuket-Thalang)”, a new condominium project by experienced Chiang Mai developer, Ornsirin, is set to fill this demand.

Understanding Each Zone in Phuket

Phuket’s urban landscape is primarily concentrated around key intersections where the main highway (Highway 402) connects with secondary roads leading to tourist areas. There are approximately six major intersections across the island. Properties situated near these junctions are highly sought-after due to their convenient accessibility.

When dividing Phuket into zones based on its main districts—Thalang, Kathu, and Phuket City—it becomes evident that each area has its distinct characters. These zones can be categorized into urban centers, tourist centers, or a blend of both. Consequently, the demographics of each zone vary significantly.

A study by TerraBKK on residential properties across Phuket revealed a clear correlation between location and price. Prime beachfront properties in popular tourist centers command higher prices compared to properties in urban centers.

  • Thalang District: A Blend of Urban Living and Tourism Thalang District offers a unique blend of urban living and coastal scenery. It boasts popular beaches alongside residential and commercial areas. Consequently, the district provides a diverse range of housing options. Most projects for sale in Thalang are villas, priced between 10 and 100 million baht, while condominiums typically range from 2 to 10 million baht.
  • Kathu District: Coastal Luxury and Urban Convenience Kathu can be divided into two main zones: coastal and urban. The coastal zone is home to Phuket’s renowned beaches such as Kamala and Patong, and features high-end properties. Villas in this area can cost between 10 and 200 million baht, while condominiums range from 5 to 50 million baht. The urban zone of Kathu offers more options, with villas priced between 15 and 20 million baht and condominiums ranging from 2 to 8 million baht.
  • Phuket Town: A Thriving Urban Center Phuket Town is the island’s urban center and expanding toward the south. The city is characterized by a mix of traditional and modern development. It is home to a wide range of lifestyles, workplaces, and amenities. Property prices in Phuket City cater to a diverse market, with villas ranging from 2 to 100 million baht and condominiums from 2 to 10 million baht.

Thalang: The New Potential of Phuket

While “Thalang” is the name of a district encompassing five sub-districts, the heart of Thalang is centered around the Sri Sunthon sub-district, near the monument of Thao Thepkasattri and Thao Sri Sunthon. This location serves as a crucial junction connecting the island’s major zones: Phuket Town, Bang Tao Beach, Kamala Beach, and Phuket International Airport. This marks the location as a highly strategic location on the island.

Thalang is a district that seamlessly blends urban living with premium tourism. Particularly in the Bang Tao Beach area, home to Laguna Phuket, a sprawling 2,350-rai complex featuring luxurious accommodations and golf courses. Property prices in this area range from 10 to 70 million baht. Additionally, Royal Phuket Marina, a 200-rai yachting marina and mixed-use development, offers high-end properties priced between 10 and 60 million baht. Both Laguna Phuket and Royal Phuket Marina are popular destinations for European expats seeking a peaceful and private lifestyle, with the added convenience of a close proximity to Phuket International Airport.

Demand in Thalang is Greater Than Meets the Eye

Arise Vibe (Phuket-Thalang) is a new condominium project located in the heart of Thalang, not far from the Thao Thepkasattri and Thao Sri Sunthon Monument. The accessibility makes it attractive to both foreign buyers seeking short-term and long-term stays, as well as investors.
