Silom-Sathorn is truly the prime business center of Bangkok. The areas consist of offices, schools, hospitals, and shopping areas. The intersection of two major mass transit lines (Green line and Blue line) offer easy access to other business areas such as Rama 9 and Huai Kwang. Lumpini Park and Benjakitti Park offer more than 680-Rai of green areas for recreation and activities for all family members. In addition to the business significance of Silom-Sathorn areas, the areas present its significance as “family asset location” as well.   

Various shopping malls spread throughout the Silom-Sathorn areas such as Silom Complex, Trinity Mall, Thaniya Plaza, Villa Market, and Lalai Sap Market. New flagship mix-used projects with a total value of over 182,800 million baht have been launched and are being constructed in this area. The projects include, Silom Edge, Park Silom, Dusit Central Park, One Bangkok, and Boonmitr Silom.

Silom-Sathorn is always positioned as the top location for investment due to the continuous increase of land value. The land price was 900,000 Baht per sq.wa in 2010. Fast forward to 2023, the land price skyrocketed to approximately 2.15 million baht per sq.wa. The increase in land price led to an increase in condominium price. The capital gain for condominiums in Silom-Sathorn areas is 4.6% per year (average). The resale value is aproximately 170,000 to 360,000 per sq.m. 

The average condominium price in Silom-Sathorn areas is 250,000 baht per sq.m. The condominiums gain interest from executives, business owners, and families who want condominiums in the CBD. Investors are eyeing condominiums in these areas because the areas are enticing for renting out, especially to foreigners from Europe, Americas, Australia, Singapore, and more. Highlights of this area include, ease of travel, close proximity to working areas, many nearby BTS/MRT stations, many schools, many shopping centers and embassies, and great nightlife. 

The rental market in Silom-Sathorn areas can be divided into two groups: small units (30-60 sq.m.) and large units (60-360 sq.m.). The small units rental is 30,000 to 70,000 baht per month. The large unit rental is 69,000 to 300,000 baht per month. The rental yield is 4.9%. Most renters are expats, businessmen, executives, and international family. Investment in large units offer better return on investment in the long run.
